Where the Name Came From

A Street Sign in North Carolina

Inness, Inc. is named after Innes Street, the road the owner lived on during college in North Carolina. It is not a marketing exercise or a name a branding firm handed over. It is a real street, and the sign in our logo is the real sign.

That is the whole idea behind this company. The businesses under the Inness umbrella are run by people who actually do the work, not assembled by a holding company looking for market share. Junk Job has been hauling in Western New York since 1989. Sunny Side Seed handles the lawn side, hydroseeding and grading. Buffalo Erosion & Sediment Control keeps active job sites in compliance. Different trades, same standard.

Three names, three specialties, one group of people who answer the phone.

Why One Umbrella

What You Get From a Group Instead of a Contractor

Most property projects need more than one trade. Running them through one office is faster, cheaper, and far less frustrating than chasing three separate companies.

One Call Covers It

Dial (716) 907-2930 once. Describe the property and the problem. You get routed to the right crew instead of leaving voicemails for three different companies and hoping someone calls back.

The Trades Talk to Each Other

When the same office schedules the sediment control, the debris haul, and the hydroseed, nobody shows up to a site that is not ready. The handoffs happen internally instead of over your head.

One Standard of Work

Same ownership, same expectations, same accountability across all three brands. If a crew from any of our companies is on your property, the standard does not change with the logo on the truck.

Genuinely Local

Buffalo based, working out of Sheridan Drive. We know the clay soil in Amherst, the tight driveways in the city, the inspectors in Erie County, and how short a Western New York season really is.

A Real Example

How a Full Project Runs Through Inness

A new build or a major renovation usually touches all three companies. Here is the order it typically happens in.

Before the Ground Opens

Buffalo Erosion & Sediment Control installs silt fence and silt sock so the site is compliant and inspection-ready from day one. Most jobs mobilize within 24 to 48 hours.

During and After Construction

Junk Job hauls the debris. Drywall, wood, flooring, packaging, and old fixtures leave in a truck instead of sitting in a dumpster in the driveway for a month.

Restoring the Ground

Sunny Side Seed grades the disturbed areas and hydroseeds. Green sprouts typically show in 7 to 14 days when soil temperatures cooperate.

One Point of Contact

Three trades, one scheduler, one invoice conversation. You are not the project manager translating between vendors who have never met.

In More Detail

What Each Company Actually Does

Short version above, real version here. If you already know which trade you need, go straight to that site. If you are not sure, this should sort it out.

Sunny Side Seed: getting grass to grow

Hydroseeding is a slurry of grass seed, wood-fiber mulch, starter fertilizer, and a binding tackifier, sprayed under pressure from a truck-mounted unit. The mulch holds moisture against the seed, the tackifier keeps it from washing off in the first hard rain, and the fertilizer feeds the seedlings while they root.

Compared with sod it costs substantially less and produces a deeper root system, because the grass grows where it lands instead of being transplanted from a farm. Compared with throwing seed by hand it is dramatically more reliable, since loose seed feeds birds and floats away in the first storm. In Western New York the two good windows are mid-April through early June and mid-August through mid-October, when soil temperatures stay above roughly 55 degrees and rainfall is more cooperative.

Sunny Side Seed also handles the step before that one: finished grading, topsoil, rock removal, and raking a proper seedbed. A hydroseed over bad prep is money spent twice.

Junk Job: making the stuff go away

Junk Job has been working Buffalo and Western New York since 1989, founded by Tim Liffiton. The service is straightforward: you point at what needs to go, the crew does the lifting, loading, and hauling, and the space is usable again the same day.

That covers garage, basement, attic, and shed cleanouts, furniture and mattress removal, appliances, office and retail back-room clearouts, estate and tenant turnover cleanups, and construction and remodeling debris. Electronics and old equipment get recycled as e-waste rather than dumped whenever there is a responsible option.

The common reason people call instead of renting a dumpster: a dumpster has to sit somewhere for days, it is often not allowed on the property at all, and it still leaves you doing every bit of the lifting yourself. Truck-based hauling skips all three problems.

Buffalo Erosion & Sediment Control: keeping the site legal

Any site with active land disturbance in New York has to keep sediment from leaving the property. Buffalo Erosion & Sediment Control installs the three measures that do most of that work: trenched and anchored silt fence around the perimeter, compost or fiber-filled silt sock where fence is not practical such as inlets and hard surfaces, and mechanically blown straw for slope stabilization and seeding protection.

The audience here is contractors, excavators, site developers, landscapers, property managers, and municipal projects, plus homeowners doing enough earth-moving to matter. What that audience actually needs is not a sales pitch, it is installs that pass inspection and a crew that arrives when it said it would. Photo documentation for SWPPP files is available on request, and most Buffalo-area jobs are scheduled within 24 to 48 hours.

Which one do I call?

If the question is "how do I get a lawn here," that is Sunny Side Seed.

If the question is "how do I get all of this out of here," that is Junk Job.

If the question is "how do I keep this site from failing an inspection," that is Buffalo Erosion & Sediment Control.

And if the honest answer is "some combination of all three," that is exactly why Inness, Inc. exists as one place instead of three unrelated phone numbers. Call (716) 907-2930 and describe the property. Estimates are free, and if the work is outside what we do, you will get told that instead of getting sold something.

Questions

Frequently Asked Questions

What is Inness, Inc.?

Inness, Inc. is the parent company behind three Western New York service businesses: Sunny Side Seed, Junk Job, and Buffalo Erosion & Sediment Control. Each brand has its own website and its own specialty, and all three are run by the same local ownership out of Buffalo, NY.

Do I call Inness, Inc. or the individual company?

Either works. All three companies share the same phone number, (716) 907-2930. Call once, describe the job, and you will be routed to the right crew. If your project needs more than one trade, one call covers all of them.

What areas does Inness, Inc. serve?

The Inness, Inc. companies serve Buffalo and the surrounding Western New York suburbs, including Amherst, Williamsville, Clarence, Cheektowaga, Depew, Lancaster, West Seneca, Orchard Park, Hamburg, Kenmore, Tonawanda, North Tonawanda, Grand Island, Lockport, and Niagara Falls.

Can one project use more than one Inness company?

Yes, and it happens often. A typical new build might start with erosion and sediment control before the ground is broken, move to debris hauling once construction wraps up, and finish with grading and hydroseeding to establish the lawn. Booking that through one office removes the scheduling gaps between trades.

Where does the name Inness come from?

Inness, Inc. is named for Innes Street, the street the owner lived on during college in North Carolina. The street sign in the company logo is the real one.

Are the three companies separate businesses?

They operate as separate brands with their own crews, equipment, and websites, because a hydroseeding job and a silt fence install are genuinely different work. Ownership, the office, and the phone number are shared.

Not Sure Which One You Need?

Describe the property and the problem. We will point you at the right crew, or tell you honestly if it is not something we do.
